Who is eligible to apply?

Any compliant SMSF with an established corporate trustee can apply. Members must have sufficient income and super contributions to demonstrate loan serviceability.

How is my borrowing capacity assessed?

Lenders assess the income and expenses of your SMSF, including contributions, rental income, and other fund investments, to ensure the loan can be comfortably serviced within the fund.

How do repayments work for an SMSF loan?

All repayments are made directly from the SMSF’s account using the fund’s income sources, such as employer contributions and rental income.

Can I use my super contributions to make loan repayments?

Yes. Employer and personal concessional contributions paid into your SMSF can be used by the fund to meet loan repayments, provided they align with your fund’s investment strategy.

What is a Residential Full Doc SMSF Loan?

A Residential Full Doc SMSF Loan allows your Self-Managed Super Fund to purchase or refinance a residential investment property using full financial documentation, such as tax returns, financial statements, and rental income evidence.

What’s the difference between Alt Doc and Full Doc SMSF loans?

Alt Doc loans are designed for SMSFs where full financial documentation isn’t available, such as those managed by self-employed trustees or small businesses, using alternative income verification instead.

Do Alt Doc SMSF loans still need to meet ATO and SMSF rules?

Yes. Regardless of documentation type, the SMSF must comply with all ATO regulations and maintain an approved structure and investment strategy.

Can my SMSF buy a property that I or my family live in?

No. SMSFs can only purchase or refinance residential investment properties. You, your family, or any related party cannot live in or rent the property from your SMSF.

What ongoing responsibilities will I have as a trustee?

You’ll need to ensure the property remains compliant with SMSF and ATO regulations, maintain proper records, and arrange annual audits of the fund.
