Yes, as long as the property is owned by the SMSF and leased to your business under a commercial, arm’s-length lease that meets ATO requirements.

What types of commercial properties can an SMSF buy?

SMSFs can generally invest in standard commercial assets such as offices, warehouses, or retail spaces, provided they comply with the fund’s investment strategy.

How is rental income treated within the SMSF?

Rental income received by the SMSF is treated as fund income and can be used to meet loan repayments, expenses, and future investments.

Who is a Commercial Alt Doc SMSF Loan designed for?

Suited to self-employed borrowers, who can demonstrate their SMSF’s ability to service a loan through alternative documentation, such as business activity or rental income, instead of full financials.

Are there limits on borrowing through my SMSF?

Yes. The loan amount and structure must align with your fund’s investment strategy and borrowing rules under a Limited Recourse Borrowing Arrangement (LRBA).

Are there restrictions on who the tenant can be?

Yes. The tenant must pay a market-rate rent, and all lease terms must be at arm’s length, even if the tenant is your own business.

What happens to the property when the loan is paid off?

Once repaid, the SMSF continues to hold the property as an investment asset. Income from rent or future sales remains within the fund and is taxed at concessional super rates.
